Westhill is a proposed high-rise residential development project above the existing building at the southwest corner of the existing Scotia Square complex, on the corner of Duke and Albemarle Streets. The existing building falls well within the maximum streetwall height as prescribed in the HRM Land Use By-Law, and sets up an ideal infill project location such as is encouraged within the Cogswell Precinct described in the HRM Design Manual.

The project includes two buildings of 19 and 10 storeys, and adds over 230,000 square feet and over 250 rental residential units to the existing complex. The proposed unit mix follows bylaw requirements for one-third of all units to be with 2 or more bedrooms. Westhill will introduce a visual upgrade to the streetscape at the corner of Duke and Albemarle Streets. By carrying the new residential facade material down to grade, the proposed design breaks down the existing solid facade and gives rhythm to the pedestrian realm. Clad in stone at the base, the lobby and amenity spaces provide a prominent new street frontage and encourage activation on the street. The clear glazing will draw natural light into the lobby and provide pedestrians with animation on the street. Each residential unit also has a spacious private balcony to further animate the street.

 

Residents of Westhill will enjoy its central location and direct connection to Scotia Square. Other amenities include two levels of dedicated residential parking, bicycle parking, maximized access to view and daylight, and a variety of indoor and outdoor amenity spaces on the lower and upper roofs. Each roof terrace will provide amazing views of the Citadel, Halifax Harbourfront, and downtown, and will be a mixture of softscape and hardscape areas for relaxation and outdoor BBQ use. Rooftop amenities will also provide a visually interesting and appealing roofscape for the tenants occupying the surrounding buildings. 

The corner of Duke and Albemarle will be redesigned to include stepped planters and public art, with potential to extend along the Albemarle facade leading to the residential lobby, upgrading the existing condition and providing a linkage between Albemarle and Duke Streets.
